RESIDENTIAL PROPERTIES DEFINED AND FEES
SINGLE-FAMILY DWELLINGS DEFINED:
A single-family residential property (SFR) is an improved property (one with building improvements, not a vacant lot) designed for occupancy by only a single family.
A property with an ADU (Accessory Dwelling Unit) is considered an SFR. An ADU is typically an additional living area independent of the primary dwelling that may have been added to, created within, or detached from a primary one-unit dwelling. The ADU must provide for living, sleeping, cooking, and bathroom facilities and be on the same parcel as the primary one-unit dwelling.
The ADU cannot be purchased or sold individually, although it can be rented out to supplement income or used to lodge a family member (aka granny unit), or simply provide additional living or working space.

A multi-family residential property is an improved property (one with building improvements, not a vacant lot) designed for occupancy by multiple families. This category includes:
- a two-family dwelling (duplex)
- a three-family dwelling (triplex), or
- a four-family dwelling (fourplex).

Our appraisals are used for estate, purchase, sale, financing, litigation, and other purposes.
Professional services are remunerable on a fee basis. When the scope of the assignment is clearly definable, a fixed fee or a not-to-exceed figure is the standard.
Partial interest valuations are also available.
